What about repair work?

Sellers are responsible for plumbing, heating, mechanical and electrical systems to be in working order at the time of settlement, unless you agree to accept the property in an "as is " condition. You and your PROPERTY EMPORIUM  NATIONAL RELOCATION SERVICE agent should conduct a "pre-settlement, walk-through inspection" no later than the date of settlement. If there are any problems, have your agent provide for their resolution. IN WRITING, AGREED TOO BY BOTH YOU AND THE SELLER, prior to final settlement. This will prevent hard feelings and complications later, and most problems can be handled quite easily.
